Sounds like you're planning a basic redo tho.

That is quite limited. I use the small counter top by the sink for my
prep area.  I just have to make sure there's no dirty dishes on it;
that's the same area where they get stacked before cleaning.

I've seen pictures of ones like that, with a hole cut out for dropping
stuff into the sink. We've covered a sink with a large cutting board
(one of the wooden ones) when we've needed the space to set out a meal
buffet style.
