Hi Bill,

bs> > We did, but only with the cold water and the hot water line froze
 bs> > several times.

bs> Ahhh...that was part of my reasoning. The problem is that you'll run
bs> up your utility bill by dribbling "Hot" water. We're not metered for
 bs> water.

We are metered for water. I've always heard that the cold water got
trickled; hot water pipes would have no problems. Guess that's not
always true. BTW, we talked with our neighbors (on one side, on a small
downward slope). They said they've never (in 12 years) had pipes
freeze. Their kitchen is on the side of the house; ours is on the
front. That might make the difference; the slight amount of sheltering
from the wind. Their kitchen side also faces a fence not too far away
that might break the wind some.

bs> We > usually have a thaw by late morning. One advantage of the cold

bs> I worried about the rental part. Hard to justify putting in
bs> insulation/heat tape when it's not your house. You might want to talk
bs> to the owner about how much it'll cost him if there's a break. As to

We knew we'd be here short time (3 years, 4 tops, for school) so went
with renting vs buying. The owner lives in CA part of the year and
handles his rentals (he has several in the area) thru a property
management agency in Raleigh. We've already tried telling him a tree
needs to be taken down, with no action so far. Could be, since he has
several properties that have been vacant for a whle, his money flow
won't allow for that. Burst pipes tho.....................we do have
renter's insurance.

bs> broken pipes: A friend of mine came home after being out and about
bs> for 4 to 6 hours and found the garage door open. At the time it was
 bs> about
bs> -20F. Inside the garage is his clothes washer, hot water heater, and
bs> boiler for heating the house. He found lots of frozen stuff. I don't

Serious damage! We had a total electric house in central TX (another
rental, when Steve was in the Army) where the washer and hot water
heater were in the garage. We were there in January, 85 and had
snow/ice, not common for that part of TX. I did a few loads of wash on
warm or hot water and saw our utility bill go up big time.

bs> We had a visitor a couple of years ago, from Denver, who said if she
bs> lived in Anchorage she'd not have to put water in the fridge. Our tap
 bs> water runs around 40, I'd guess.

If we want cold water in the late spring into fall, we have to put it
into the fridge. Not sure what the temp of the tap water is now but it
is a nice drinking temp right out of the faucet now.

bs> > Sounds like a nice cold drink for summer-when we will be wishing for
bs> > some of this cold weather again. (G)

bs> By the time that arrives we'll be back in tropical Anchorage enjoying
bs> weather that's, hopefully, in the 40-50's again. Escaping the 80-90's
 bs> here in Arizona. :-)

I could easily deal with the 80s of AZ, the 90s if the humidity is low
enough. Good weather for running the grill. We were in Fort
Huachuca/Sierra Vista for 8 years. It's high desert so the area (more
on post than in town) got snow from time to time in the winter. But,
the grill would be used from probably March to November most years. We
did get several inches of snow one year in April (96) but it was gone
within a few days. The grill was kept right outside the kitchen so it
was really easy to access and use. (G)
