That's strictly a business call for the third restaurant (and their
landlord). Nobody else's concern.

It's a good thing for the diner as there will be increased
competition and if one fails the best two will survive.

I don't see that very often in my market. The usual scenario is a
small developer risks all, building a mall which is supposed to be
his retirement nest egg, lands large national names that look good
at the outset but which go bankrupt due to the larger economy and
not the local one. The lease gets broken by the trustee in
bankruptcy and the space gets let out eventually at lower rates
because the southern firms are wrestling with a recession that we
don't have here and not expanding.

One of my clients went from 100% to 50% occupied when his two
biggest tenants went under (in both cases their Yellowknife store
was profitable but the chain was not.) China Mart killed SAAN stores
which was a western Canadian discount dept store and more recently
The Movie Gallery O/A Video Headquarters and Hollywood Video went
under as their old business model was destroyed by the Internet and
they didn't adapt. Those store fronts have been empty for 2 years in
one case and 3 months in the other and the guy is hurting.

           oxtails

Cut two oxtails into 2 inch pieces and roll them in seasoned flour
(salt & pepper). Saute slowly in heavy kettle with two minced onions
in 2 Tbsp hot fat. When meat is brown add 1 tsp salt, 1/2 cup hot
water,  1/2 cup dry red wine, sprig of parsley and 1/4 tsp
peppercorn.

Simmer covered 2 hours, adding more hot water as necessary. Add 6
small onions and 6 whole medium sized potatoes. Simmer covered about
40 minutes longer or until meat and vegetables are tender.  Makes 6
servings.
