PL>> IMO, in this area, roofing isn't that God awful bad on price. Average
PL>> rate is $350 per square (every 100 sq. feet for rip off of old
PL>> *single layer* and installation of new, and disposal of debris ...
PL>> materials included). Most of the homes in this area average 22
PL>> square. Generaly the price is rounded off to 7 grand.

BA> I replaced the roof on a house in 2004. $2,800 and change to
 BA> remove the old and
BA> replace it with good quality asphalt shingles. 'course the house
 BA> measures 22 x 28
 BA> feet. <g>

What's the pitch on the roof? Your giving me the two dimesional "floor plan"
measurements on it without taking into account the pitch,
which can add alot more square footage.

If that were the actual square footage, take into account 10% given waste of
material due to necessary cutting and adjusting, and an always added 1 square
for every 10 for capping and such, the job should have been around 2450.
Although those may have been the outside dimmesion of the house itself though,
depending on the pitch, the actual square footage could have been much greater
in which case the price "may" have been low.

I dunno though... a house only 22x88 is quite small though so I wonder how much
more it could have been.

CS>>> One could *wish* it would cost like the same as a mcdonalds dinner,
CS>>> but it wont if the work is to be good.

PL>> Hell... any roofer coming in isn;t paying his boys too have Mickey
PL>> D's. Quality work depends on quality help as well, and quality help
PL>> you can count on consistantly requires you allow them to live as hard
 PL>> working men should.

BA> Oddly enough, the *local* (Plattsmouth, Nebraska) roofing
 BA> contractor that I hired
BA> to do the roof had employees who spoke v-e-r-y good Spanish (and
 BA> very little English).

That is odd. Cheap labor (at least in this area) is not something associated
with roofing. Other than working for gypsies, a person even working on the
most minor of tasks on a roofing job needs to do them other than by mexican
standards and have experience. GOOD help does not come cheap.

BA> And that contractor was going to remove the several extra packages
 BA> of shingles that
BA> weren't used and I made them leave the d*mn things; after all, I'd
 BA> already PAID for
BA> them, even if they weren't used. Still have 'em (stack of unopened
 BA> packages that's
BA> about 3 feet high), gonna use them to re do the roof of my dog
 BA> kennel (which measures
 BA> about 14x24 feet).

Well... depends on your contract. If it was a set price contrat for total on
the job, leftover material belongs to the contractor... if a "labor and
material" contract was involved then they are yours as a seperate sum is kept
for labor, and itemized material records are kept.

Sounds like the guy was a gypsie. I, myself, always over buy on material. It
is much easier to return or store leftovers at the end of the job (not to
mention more cost productive on the contractor end) than to have progress
stopped by having to run for mnore materials. Time is money... the time saved
for not having to stop progress means alot sometimes. There are always a few
bundles left as a courtesy for any future needs, BUT, on a flat rate contract
other than the few courtesy bundles the rest are coming with me... unless of
course you as the customer were willing to pay for the time, gas, and handling
of the materials if I had to run for more mid job.

Phil
