I do that here...homeowner's insurance. The furnace/air conditioner went
out in July of 2006. The insurance company replaced it at a cost of $2500.
I thought it had gone out again this past winter, as it was leaking water,
which soaked the carpet in this room. They sent out a service tech who
fixed the leak. Then they sent out a company who replaced the carpet. I
didn't have to do anything but make the phone call and let them in.

Of course, you gave it to the landlord after he had the heat fixed.

Heating oil? If I were him, I'd replace it with a fireplace and let you
buy the wood. Heating oil in Europe must cost a fortune. Not to mention
that it pollutes the air...Kyoto?

Silly law...you would get a 30 day notice here, unless you had a lease. In
which case, you have until the end of the lease. Anything put into that
lease is put there by lawyers, Such as what you enjoy in the above. Most
lease' have a clause of 3 months notice to the landlord for renewal. If
you don't, then at the end of the lease, you're on a month to month
rental, which gets you a 30 day notice to vacate at the landlords
descression, unless you re-negotiate the lease. In which case, the
landlord has you over a barrel with your pants down.
