INdeed.  OVer a decade ago my lady and I were faced with the decision about
whether or not we wished to renew a lease on
an apartment.  STandard terms and conditions, i.e. 30 day
notice fi we intended to vacate, etc. etc.  LEase was up.

Landlord lived in Arizona, we lived in IOwa.  Landlord's
agent showed no interest in actually managing the property,
except for trying to sell it and make her commission as real estate agent.

Came time for lease to be either renewed, or us to split.
Two months before then we mailed a letter to landlord
advising him that since we couldn't talk to his agent about
anything we intended to stay, so long as the rent remained
the same, but if any increase we'd be gone, and, since we
couldn't get his agent to advise us what his intentions were re amount of rent
etc. we were sending it certified.

HE decided not to sign for the letter.  It came back.

HIs agent comes over, while I'm getting stuff ready to move
out, new quarters engaged, better quarters, better for ham
radio, etc. etc.  She told me we were in violation of terms
of our lease.  I told her if she felt froggy leap, file the
court papers, but we'd attempted to communicate both with
her, and the man she represented.  I then told her about
that registered letter.

She demanded to see it.  I told her I'd pull up a copy on
the computer, and print it, but the actual registered
letter, as returned by the post office, was under lock and
key, and would be produced in front of the judge.  So, iow
if she felt froggy, and he did, then they should leap.

They decided not to leap.
