I reached that level of OOP 8^) back in August. I usually try to wait
until that occurs if/when I need surgery.

Odd that. All they had to do was refi at a higher rate.

Sounds like Wells Fargo...they called one day and wanted to know if I
planned on living in this house forever. When I replied with a; 'that's
none of your business' the caller said they'd get that info eventually by
calling until I cried uncle. Little did they know that their number was
put into the 'Super Moron' group that features, no ringing phone when they
call.

There's another way. Apply for a refi with another company.

What is really sickening is that the only history they gather on you is
the fact that you pay on time and haven't missed or been late with any
payments. That info also helps you refi with another company.
